RESIDENTIAL LEASE AGREEMENT
This Residential Lease Agreement ("Agreement") is made and entered into by and between:
1. PARTIES
LESSOR: Megallow Technologies Pvt. Ltd. (hereinafter referred to as "Mello" or "Landlord")
Address: WeWork Galaxy, Sector 43, Gurugram, Haryana 122002
LESSEE: [Tenant Name] (hereinafter referred to as "Tenant")
2. PROPERTY
The Landlord agrees to lease and the Tenant agrees to rent the following premises:

- Unit Type: [Room / Full House]
- Furnished: Yes, as per inventory list attached
3. TERM OF LEASE
The lease shall begin on [Start Date] and continue for a period of [6/11/12] months, ending on [End Date], unless renewed or terminated as per the terms herein.
4. RENT AND PAYMENT
- Monthly Rent: ₹[Amount] payable on or before the 5th of each month
- Security Deposit: ₹0 (Zero) - Covered by Rental Bond partnership
- Rental Bond Fee: ₹[Amount] (one-time, non-refundable)
- Payment Methods: UPI, Bank Transfer, Credit/Debit Card via Mello Dashboard
5. UTILITIES AND SERVICES
The following utilities are included in the rent:
- WiFi (up to 100 Mbps)
- Housekeeping (weekly for common areas)
- 24/7 Maintenance support
The following are metered/separate:
- Electricity (billed monthly based on usage)
- Water (shared equally or metered)
- Gas (if applicable)
6. TENANT OBLIGATIONS
- Pay rent on time
- Maintain the property in good condition
- Report damages within 48 hours of move-in
- Follow house rules as communicated
- No subletting without written consent
7. LANDLORD OBLIGATIONS
- Ensure property is habitable and as described
- Provide 24/7 maintenance support
- Address repair requests within 48 hours
- Maintain common areas
- Respect tenant privacy (24-hour notice for visits)
8. TERMINATION
By Tenant: 30-day written notice required. Early termination may incur a penalty of one month's rent.
By Landlord: 60-day written notice required, except in cases of lease violation.
9. DISPUTE RESOLUTION
Any disputes shall first be addressed through Mello's internal grievance mechanism. Unresolved disputes shall be subject to arbitration in Gurugram, Haryana.
10. GOVERNING LAW
This Agreement shall be governed by the laws of India and the State of Haryana.
